Montana Property Tax Relief: 2027 Enrollment Now Open

For Montana homeowners and property owners, staying informed about changes to property taxes is an important part of protecting your investment. Recent changes to Montana's property tax system could mean savings for eligible property owners, making it especially important to understand your options and upcoming deadlines.

The Montana Department of Revenue is accepting enrollment for reduced property tax rates on primary (homestead) residences and qualifying long-term rental properties for the 2027 tax year.

Primary Residence Owners:

If you received the reduced rate for your 2026 property taxes and still own and occupy the same qualifying home, you should already be enrolled. Verify your status, particularly if you have moved or ownership has changed, and complete the Homestead Enrollment Form if needed.

Long-Term Rental Owners:

Verify your enrollment and submit the Long-Term Rental Form if your qualifying property is not already enrolled.

Multi-Use Properties:

If your property includes both your primary residence and rental units, review the enrollment requirements for each portion to ensure the correct rates apply.

Enrollment Deadline: March 1, 2027

Applications submitted by this deadline apply to the 2027 tax year.

Primary Residence Refund Process:

Eligible homeowners who paid 2026 property taxes without the homestead reduced rate may qualify for a refund of the difference. The refund request form will be available in January 2027, with all requests due by May 31, 2027. You can apply for a refund prior to paying your property taxes, however your 2026 property taxes must be paid in full before the Department of Revenue will issue a refund. This is separate from enrollment for the 2027 tax year.

FAQ’s for the Refund process can be found here.

Incorrect Information:

In the event your enrollment was granted, but your taxes are showing up at the second home rate, you can reach out to your local DOR office. You can find the local office contact information here. Be prepared to provide your 2026 tax bill and proof of enrollment.
