Home staging is a step beyond wiping down cobwebs and boxing up knick knacks. Many people equate home staging with decorating, but they’re actually very different: decorating makes a space reflect your personal style, while home staging makes a space appeal to the widest possible audience of home buyers.
Regardless of what the overall real estate market is doing, home staging is a valuable tool for selling your house. The primary goal of home staging is to present your home so that many people can emotionally connect to it, leading them to offer the highest price possible for it.
How Does Home Staging Help?
Because home staging presents a home in its best light, carefully decorated to appeal to the widest possible audience, staged homes generally sell faster and for more money than homes that are not staged.
A 2020 survey of 13,000 homes by the Real Estate Staging Association found that 85% of staged homes sold for 5-23% over list price, and that staged homes spent an average of only 23 days on the market.
Staging can be an important way of investing in your home as you prepare to sell. According to the same RESA survey, 75% of sellers investing an average 1% of their home’s list price saw a significant return on their investment, with their homes selling for 5-15% over list price.

Real or Virtual?
Between technological advancements, generational differences, and the constraints of the pandemic, virtual home staging is on the rise. In virtual staging, a professional uses photographs of your home’s rooms and design software to digitally craft inviting spaces.
Virtual staging has become increasingly popular as technological advancements make the images more realistic. Nearly all millennials begin their home buying searches online, so a virtually-staged home can catch their eye quickly. Virtual home staging is also much less expensive than physical staging.
Most—though not all—home buyers will look at a property in person before making an offer. Obviously, physical staging will be more appealing for the in-person visit, but if your budget only allows for virtual staging, you can have pictures on hand to help prospective buyers envision the options for a space.
