LIVING OFF-GRID IN MONTANA


Whether you’re attracted to the idea of a self-sufficient homestead or you simply want remote Montana acreage for a weekend escape, a place where your time slows down and your cell phone cannot ring, there are many good reasons to look for off-the-grid property in Montana.

Many people feel that the best place to live in Montana is one of these types of properties, where you can harness solar power for electricity and live more in rhythm with the natural cycles of the days and seasons. Rural homes that are off-the-grid in Montana require a different set of considerations for potential buyers, however. Here are four questions to keep in mind as you look for that perfect log home or property in Montana.

1. Make sure the off-grid home you want matches the home you need.
You might dream of an idyllic log home for sale in Montana, but does your life allow you to live hours from civilization, or do you need to be able to get to work, school, medical care, or the grocery store without too much difficulty? If you’re planning weekends and vacations off the grid while living most of your life in town, you may be able to be more flexible on location and accessibility.

It’s a good idea to make a list of the features your ideal Montana property would have, including views, water access, proximity of neighbors, and distance to services. Some features can be changed or added later, like solar power, but location, acreage, and weather exposure will remain constant.

2. Can you get insurance?
Not all off-grid properties are insurable. Fire danger may keep insurance companies from taking the risk, or limit the amount of coverage you can get. If you’re looking for off-grid land in Montana without a home on it, this will not be an issue of concern. But if you’re looking for a home, make sure you can get the level of coverage you’ll need to have peace of mind.



3. How is the home powered, and is it sufficient for your needs?
Unless you’re planning a true homestead experience with a wood stove for heat and candles for light, most off-grid homes in Montana have some form of power, whether solar panels, propane-powered generators, or a combination of sources.

It’s also important to find out if the systems come with instructions, either written or in person. If your off-grid property is out of cell service, you won’t be able to easily ask questions when it’s time to fire up the generator. Most rural communities have a strong tradition of neighbors helping neighbors, so help with troubleshooting issues may also be just a mailbox away.

If your dream cabin in Montana doesn’t come with solar panels but you’d like to add them later, make sure to assess how much sunlight the property receives, both in terms of weather and tree cover. Solar panel companies can help you assess whether you’ll get enough light to fulfill your power needs.

4. Are there zoning or homeowners association restrictions?
Just because you’re off the utility grid doesn’t mean you can necessarily do whatever you want with your property. Zoning laws and homeowner restrictions can still apply, and may limit your ability to construct certain types of structures or run certain businesses from your property, including guest rentals or guiding services. Making sure the plans you have for your property are in line with all covenants and ordinances is important, both for you and your relationship with your new neighbors.
