
If you postponed putting your Montana property for sale this past summer, there's no need to feel like you missed out. Fall is also a great time to sell, and the gorgeous Montana scenery only helps the process. To get you started, we’ve compiled 6 tips and tricks to boost your home’s appeal for Autumn showings. Read on!
1. Yard Cleanup
Pruned trees and trimmed bushes speak volumes, telling shoppers that you’ve taken great care and pride in the upkeep of your home. Remove anything overgrown from blocking windows and the entrance, and cut dead flowers and vines left from the summer. Rake leaves from the lawn and walkway, and repair brown spots on the grass.

2. Autumn-specific Curb Appeal
Make a great first impression with a seasonal, decorative front porch - but don’t go overboard. Consider adorning your front porch or stoop with Mums and marigolds in attractive pots, and arranging cornstalks and pumpkins as well. If orange isn’t your thing, look for other squash varieties like Carnival (yellow and green speckled) or Australian Blue. To keep things looking clean and fresh, beautify the front entrance with pressure washing, touch-up chipped paint, and decorate the door with a seasonal wreath.

3. Display the home in its spring and summer glory
Show off summer landscaping with a “look book”. In this, include photos of well-manicured landscaping and your garden in full bloom. Put the album on a central table for visitors to peruse during showings.
4. Get a fire going
There’s nothing like a crackling fire to create a warm and welcoming ambiance in your home as the weather cools. The smell of wood burning creates a rustic ambiance like no other, so if you have a fireplace or wood-burning stove, get that fire going for showings. Make sure it’s not your first fire of the season, though, to avoid any unexpected smoke or mishaps. Vacuum cobwebs and wash it out ahead of time as well.

5. Make it cozy
No fireplace? No problem. A warm and cozy feel can be achieved with soft textiles like pillows and throws. Neutral colors are alwaysa good mainstay, but don’t be afraid to use seasonal splashes of color like deep reds, oranges, yellows, and dark greens. Allow your guests to envision themselves truly living in the home and getting cozy. Another way to do this is by way of the kitchen. Achieve that homey feel through the olfactory sense with home baked pumpkin pie in the oven or apple cider heating on the stove.

6. Brighten things up
If there is one thing on this list to make sure you absolutely do, it’s to bring in the light. Use plenty of light - both naturally and with bulbs - to brighten up the living space. Open blinds, clean the windows and even consider removing screens to allow light to pour inside. Experiment with different bulbs ahead of time to see which ones capture the feel you want for each room. (Hint: bright daylight bulbs work well with bathrooms and modern kitchens, while soft white light bulbs bring a nice ambiance to living rooms and bedrooms.)
