2016 Home Sales to Match Western Montana Records

Purewest Christie’s International Real Estate of Northwest Montana just released it’s First Quarter’s market statistics for 2016.  And we are off to a wonderful start!  PureWest residential and land sales have been both strong and healthy in the Flathead and Mission Valleys.

First quarter report highlights show that most categories of residential communities are up.  This is highlighted with residential sale numbers: all of Western Montana home sales are up 7.37%. Compare this to Q1 of 2015, in which we sold 761 homes versus this year we’re surpassing that at 804.  Overall land sales for Western Montana are up by 13.64%. See the full PureWest Q1 report here.

According to local real estate appraiser Jim Kelley, of Kelley Appraisal in Kalispell, the Flathead and Mission Valley market is seeing a 7.8 percent increase in sales over Q1 2015.  There were 291 residential sales in Flathead County in the first quarter versus 270 in the first quarter of 2015. Of those first quarter sales, 52 percent of residential sales were on small urban or suburban lots, 20 percent were on half-acre to three-acre lots and 17 percent were on three to 20-acre tracts. There were also nine water front home sales, representing three percent of the market.  Mr. Kelley predicts that if sales continue like this the end-of-year totals could match the region’s all time high 2006 record of 1,804.
