Southwest MT Q3 2018 Market Stats: Bozeman Property For Sale

This past quarter in Northwest Montana, we saw sun, snow, and great real estate sales. The numbers from Q3 of 2018 are in! Find the full report here.

During the third quarter of 2018, compared to the same period in 2017, the total volume of sales and median price of both homes and land sold by PureWest agents in the Greater Gallatin Region increased. Residential sales increased 10.9 percent, with the total volume increasing 8.2 percent to $416 million. Land sales increased by 28.7 percent, with the total volume increasing 12.4 percent to $56 million.

These increases were reflected in individual markets, like Bozeman, Big Sky, and Ennis, which all reported gains for Q3 2018 in total volume and median price for both residential and land properties. In terms of growth, Ennis was the star this quarter in residential sales, with a 54 percent increase in volume and a 23.5 percent increase in the median price. Bozeman and Big Sky posted similar increases in volume, around 8 percent.

When it came to land, Bozeman and Ennis reported increases in total volume this quarter, when compared to the same period last year—but Bozeman blew all other markets out of the water with a 52.3 increase. It was a similar story with median sale price. Bozeman led the pack with a 45.7 percent increase, but most markets did see a solid increase.
